Lease-end racking checklist

Five steps for a warehouse lease that ends with pallet racking still standing. Print it and tick each one off.

Get an offer for your racking

  1. Read the lease clause on racking, anchors and the floor

Check who owns the racking, whether it has to come out before you hand back the keys, and what the lease says about anchor holes and floor repairs. If the landlord owns the racking, it is theirs to sell.

  2. Take photos from the shot list

The whole run, a label on a frame, a beam end where it hooks on, a base plate with its floor bolts, and any damage. Add rough counts and sizes: frame height and depth, beam length and how many bays.

  3. Note the out-by date and ask for an offer

Send the photos, the counts and the date the space has to be empty through the offer form. It opens with “Lease ending” picked. You decide after you see the offer.

  4. Before the crew comes: clear the bays and book dock access

Take everything off the beams and decks. Book the loading dock, the freight elevator or any other building access with your landlord or property manager.

  5. Anchor holes: do what the lease requires

Some leases ask for anchors to be cut flush, some for the holes to be filled. Check what yours asks for and tell us when you send your photos.

The same form takes equipment too: forklifts, floor scrubbers and other machines, running or not. See the buy-back program.
